RESERVATION POLICIES:
If your arrival is more than 30 days out we require 50% down at time of booking. We accept credit cards -Visa, MasterCard, Discover, Amex. Full Balance is due 30 days prior to arrival date.This payment will be charged automatically to the card on file. If you are booking your stay within 30 days of arrival then full payment is due at the time of booking.
CANCELLATION POLICIES:
If you are booking within 30 days of your arrival, you have 24 hours from the time you book to cancel your reservation with a full refund. Bookings canceled at least 30 days before the start of stay will receive a 100% refund. (Exception: If you purchase Travel Insurance at the time of booking, it is only refundable up to 10 days after purchase)
If you are canceling within 30 days prior to your arrival the rent payment amount is non-refundable and will be forfeited. Your non-rent fees will be refunded.
There are no refunds for shortened stays or no shows. There are no refunds for weather-related issues, road closures or power outages unless they last over 12 hours. *If booked through a third party site you may be subject to their required cancellation policy that may supersede our direct booking policy.
HOUSE POLICIES:
Check in time is 4:00pm. Check out time is 10:00am.
Check out time is strictly enforced unless prior arrangements have been made with the office of Sunset to Sunset Vacation Rentals for an early arrival or extended departure. We are happy to accommodate this if it is available.
A starter pack of paper towels, dishwashing soap, dish soap, sponge, hand soap, laundry detergent, garbage bags, soap and toilet paper are all provided.
City of Manzanita Quiet Hours are between the hours of 10:00PM-7:00AM.
Car limits vary by property, sometimes determined by terrain. Cars MUST be parked in the driveway or garage if it is available. One off street parking is allowed if available and if not blocking a neighboring driveway or roadway.
City of Manzanita Ordinance restricts the use of any RV’s, travel trailers, campers or tents on any rental property. Driving RV’s can be parked but not used, plugged in, opened during their stay.
Animal policy- Dogs are allowed at specified properties. NO OTHER ANIMALS are allowed in the homes. There is a pet fee per dog plus tax. The beach has fleas in and around the area. To protect your dog and our homes we highly recommend flea treating them before coming to the area. All dogs on the property must be pre-registered with Sunset to Sunset Vacation rentals. Renters are subject to a $250 fine for any unregistered dog(s) on the property. *Call the office at 1-888-848-6660 to see if any additional dogs may be registered to stay.
Our homes are strict NON-SMOKING, NON-VAPING, NON-CHEWING TOBACCO (including any marijuana products). Smoking/Vaping is strictly forbidden inside the property, including all rooms, common areas, and garages. This includes, but is not limited to, cigarettes, cigars, pipes, e-cigarettes, and any other tobacco or marijuana products. Violation of this policy will result in a fine up to $500. All windows and doors must be closed when smoking outdoors to prevent smoke from drifting inside. Guests are responsible for ensuring all smoking materials are properly extinguished and disposed of to prevent fire hazards and property damage.
Please rewire any TV systems that you may have disconnected for video games, Roku, AppleTV, etc, to its original working condition.
The City of Manzanita occupancy limits cannot be exceeded. If exceeded, you may be subject to immediate eviction with no refund. (Up to 2 Children under 2 will not count in the occupancy count). If not evicted, you shall pay a $200 per person overnight assessment and will have to check out the next morning with no refund.
Parties are not allowed in Sunset to Sunset vacation rental properties without specific APPROVAL from Sunset to Sunset staff before arrival. Should a group misrepresent themselves, you will be asked to leave immediately and forfeit your payments. We cater primarily to family groups. No fraternities, sororities, bachelor(ette) parties or un-chaperoned persons will be allowed.
Our homeowners love their homes and have set them up the way they would like them. Please do NOT move any furniture in the house. If you move anything please return it to its original place before departure or you may be charged for the time that it takes to place it back in the correct spot.
Lost and Found items: $25 fee or Shipping cost, whichever is greater. Sunset Vacation Rentals is not responsible for items left, lost or missing.
Bio-hazard/Bodily fluid cleaning fee (blood, vomit, excrement, etc.) Accidents happen but we expect our guests to clean up after themselves in cases of bodily fluids- There will be a fee for additional cleaning of $100-$250 if there is bodily fluids left in the house for us to clean.
We ask that all garbage including leftover food items from the refrigerator, freezer, etc. be taken to outside cans upon departure.
Please strip the sheets off all beds used and start a load of towels upon departure. We greatly appreciate your help as this region has a staff shortage.
Please load and start the dishwasher upon departure.
Please lock the door upon departure and return the key to the lock box, if applicable. A re-keying fee of $100 will be applied to any lost keys.
Guests will defend, indemnify, and hold harmless the homeowner and Sunset to Sunset Vacation Rentals from and against any claim, loss, expense or damage to any person or property in or on the property arising from your use or occupancy of this vacation rental home.
To ensure we can address any concerns during your stay, guests are required to notify us immediately if anything is missing, damaged, or unsatisfactory.
Mechanical Breakdown Policy
(i.e. kitchen appliances, fireplace, washer & dryer, pools, hot tubs, BBQ’s, etc.) Mechanical breakdowns occur, occasionally appliances go on the fritz. Same day repair is not guaranteed. Sunset to Sunset Vacation Rentals does everything possible to repair or replace any mechanical breakdowns in a timely manner. There are no discounts, availability to move homes, or refunds for mechanical breakdowns that do not make the home unlivable.
IF You rented a Hot Tub Home: The hot tub rental fee is $100 per stay. If you are not sure if your home has a hot tub or not please call us at 888-848-6660
HOT TUB POLICIES: HOT TUB BREAKDOWNS ARE OUT OF OUR CONTROL AND UNFORTUNATELY, WE CANNOT GUARANTEE ANY HOT TUB. We make every effort to ensure hot tubs are functioning, however, sometimes this is out of our control. Should your hot tub not be functioning upon your arrival or during your stay, your hot tub fee will
be refunded.
Please rinse off before entering the hot tub
Do not change the temperature on the tub. It is set to 102 degrees. If you try to adjust it may go into economy mode and no longer heat the tub.
Please recover the tub when not in use.
Dogs are not allowed in the Hot tubs
Please do not bring food or eat in the hot tub
IF you have rented a PET FRIENDLY HOME
Dogs are not allowed to be left alone on the property without a kennel. Dog damage is not covered under the damage protection plan.
Please clean up all waste after your dog. If Sunset to Sunset Vacation Rentals has to clean up after your dog there is a $25.00 – $50.00 fee depending on how long it takes to clean up after your dog.
Please wipe your dog’s coat and feet when they are wet, dirty, or sandy before entering into the home.
You are required to either bring your dog with you when away from the house or leave your dog kenneled inside the house.
Do not lock your dog in a bathroom, bedroom, etc. Dogs in unfamiliar homes will act out and you will be responsible for any damage done by your dog. Dog damage is not covered under the damage protection plan.
Please walk your dog on a leash. Dogs get excited and will run out the door and tend to get lost easily in unfamiliar territory.
Even if the home you rent has a fenced yard, please do not leave your dog in the yard or on an enclosed deck when you are away from the home or during the night. Dogs will bark and cry for their parents while they are away.
IF You have rented a strictly NON pet home. Dogs are not allowed in or on the property even if for the day. Please make sure all your guests are aware of this policy so that you do not get charged a fine of up to $2000 and are asked to leave the premises. If you are not sure if the home you rented is a NON-Pet home and you have a Dog please call

We do our best to make sure all guests abide by the NON Pet home policy. However, for guests with allergies or health conditions related to animals, we can not GUARANTEE a dog has not been in this home. There is no refund if you arrive to a NON pet home and have to leave or move to another home because you have brought a pet with you.
A direct email address and phone number are needed due to local safety guidelines requiring us to be able to reach guests during a weather-related emergency or in the case of a guest not abiding by local short term rental ordinance rules and regulations.
